Terms and conditions

Last updated: 2026-08-28

These conditions apply to all quotations and agreements between EXTRA M² and private clients, insofar as the parties have not agreed otherwise in writing.

Quotation and acceptance

A quotation is valid for thirty days unless it states a different term. The quotation sets out per element what will be carried out and what is expressly not included.

An agreement is formed when you accept the quotation in writing or by e-mail.

Price and payment

Prices include VAT unless stated otherwise. Payment is made in instalments tied to completed phases of the work; the instalments are set out in the quotation.

The final instalment is paid after handover and after the items on the snagging list have been dealt with.

Permits

If we apply for a permit on your behalf, we will make every effort to submit as complete an application as possible. We cannot guarantee that a permit will be granted; that decision rests with the competent authority.

Council fees and other municipal charges are for the client’s account, unless the quotation states otherwise.

Extra work and unforeseen circumstances

Work not stated in the quotation is only carried out after your agreement, given in writing or by e-mail, to the accompanying price.

In an existing house, defects may come to light that were not visible beforehand, for example in the foundation or the structure. We report this as soon as we find it, set out the consequences and only continue after discussing it with you.

Scheduling

The schedule in the quotation is an estimate based on normal circumstances. Delay caused by weather, lead times, the permit procedure or changes requested by the client is not for the account of EXTRA M².

We inform you as soon as we see a phase running over, and not only on the day it goes wrong.

Handover and warranty

The work is handed over during a joint walk-through. Points you raise are recorded on a snagging list and put right within a reasonable period.

Our work is covered by a warranty. Its term and scope are stated in your quotation; the warranty does not cover damage from normal use, deferred maintenance or work carried out by third parties.

Applicable law

Dutch law applies to all agreements.
